Facilities Engineer and Building Maintenance

POSITION SUMMARY

The Building Engineer is responsible for the daily quality assurance inspections and evaluations of existing building mechanical systems. The Building Engineer will perform high-quality preventative maintenance functions in the areas of electrical, plumbing, and HVAC as necessary. The Building Engineer will interact with tenants in generating and completing work orders in a courteous, professional, and least disruptive manner. This position will also monitor and inspect the work of contractors and outside vendors. The Building Engineer will monitor the safety and comfort of our tenants and respond to emergency situations as necessary.

The Building Engineer has internal contacts with the entire administrative staff and external contact with tenants, service contractors, government agencies, and the community. This position has access to sensitive UCSC information and equipment and is expected to handle such information and equipment with integrity and professionalism. This position has regular contact with tenants and members of the community and is expected to represent UCSC in a professional manner.

The Building Engineer will report to the Chief Engineer and participate in department/company activities as necessary.

ESSENTIAL FUNCTIONS
  • Perform proactive quality assurance building inspections and evaluations of existing building mechanical systems with emphasis on chillers, boilers, pumps, air handlers, control systems, and cooling towers.
  • Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildings.
  • Perform preventive maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts, replacing motor bearings, aligning shafts and annual inspections as directed by manufactures.
  • Perform preventative maintenance for building heaters, chillers, pumps, fan coil units, etc.
  • Generate and complete tenant work orders in a timely manner.
  • Perform all plumbing, electrical, HVAC, or other general maintenance tasks associated with tenant work orders.
  • Assist with special projects as necessary.
  • Assist general maintenance personnel with any general building maintenance tasks when necessary.
  • Complete required documentation and report activities per established procedures.
  • Maintain positive on-going communication with tenants, property management and vendors.
  • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc) and customer concerns
  • Comply with all applicable codes, regulations, governmental agency and company directives as related to building operations and practice safe work habits
  • May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties

  1. Attend relevant workshops as necessary to maintain professional and technical knowledge, certifications, and licensure.
  2. Adheres to the UCSC’s security guidelines and ensures the appropriate handling and use of equipment, tools, and sensitive information.
  3. Facilitates and attends relevant staff meetings to promote communication and execution of goals and objectives.
  4. Completes special projects specific to the function of the department or as needed for the department as directed by the Chief Engineer.
  5. Other duties as assigned within the scope of position expectations.

EXPERIENCE, EDUCATION, AND LICENSURE requirements

Minimum Experience:

5 + years / 10,000 hours related work experience; strong experience with electrical and mechanical building systems is required.

Minimum Education:

High School diploma or GED equivalent. Technical training of at least 800 hours

Licensure (1 required):
  1. Department of Labor Journeyman Certification in Electric, HVAC or Plumbing
  2. International Code Council Journeyman Certification.
  3. In lieu of either Journeyman Certification; 10 years verifiable experience, successful completion of formal structured training program in Electrical, HVAC or Plumbing and successful completion of a third-party skills assessment
Certifications (1 required):
  1. City of Philadelphia Engineer A License (with 6,000 hours of performing duties of on equipment that requires the license)
  2. Backflow Certification (Must be current and by an organization recognized by the Philadelphia Water Department)
  3. Electrical License (Must be current and any municipality provided testing follows NEC guidelines)

  • Valid driver’s license and satisfactory driving record required.
  • Universal Certification for CFC's and/or appropriate license/permit for trade may also be required, i.e. HVAC, Plumbing, Electrical.
